The property cooled down quickly, and both systems appear to be operating well overall. Upon arrival, found the air filters to be extremely plugged. Removed the filters and left them on site so the real estate agent or property representatives can replace them. Advised that replacing the filters should be done promptly. Also noted that the condenser coils are slightly dirty and would benefit from a thorough cleaning as part of routine maintenance. One of the rear units is missing some suction line insulation, and replacement is recommended during maintenance as well. Advised customer that if they would like a full air balancing evaluation, it would require measuring CFM, room dimensions, and performing a load calculation to accurately assess each individual room. However, based on today’s inspection, airflow appears to be acceptable in most areas. Additionally, while inspecting the exterior equipment, observed a tankless water heater installed on the side of the home. Recommended performing a descaling flush if it has not been completed regularly, as part of proper maintenance for the unit. Recommended continued HVAC maintenance going forward, including condenser coil cleaning, filter replacement, and possibly duct cleaning, as the duct system likely has not been cleaned at this property. Overall, both systems are working well at this time.
