Water Heater & Plumbing Missing Drain Pan: The water heater is currently missing a safety drain pan. Recommendation: Install a proper drain pan with a run-out line piped to an approved location to prevent major water damage in the event of a future tank leak. Incorrect Sediment Trap: The gas line sediment trap (drip leg) is installed incorrectly. A sediment trap must be installed downstream of the shutoff valve and ahead of the appliance inlet, utilizing a tee to allow gravity to catch debris before it enters the gas valve. Recommendation: Have a licensed plumber re-pipe the gas sediment trap to meet code compliance and protect the gas valve. 2. HVAC Systems & Air Distribution West Side Unit (2011 Model) Deficient Cooling Performance: The system is only achieving a 10°F temperature split (the difference between return air and supply air), which is well below the industry standard of 16°F–20°F. Diagnostic testing indicates low refrigerant levels. Structural Note: The package unit is currently sitting on top of a skylight/light well structure. Recommendation: Because this unit is from 2011 and reaching the end of its typical operational lifespan, we highly recommend having a licensed HVAC contractor perform a full leak search and evaluation. You should weigh the cost of a leak repair and refrigerant recharge against a full system replacement. If replaced, ensure proper structural curb adaptation is addressed. East Side Unit Condenser Fan Motor Running Backwards: The outdoor condenser fan is spinning in reverse. This prevents proper heat dissipation, forces air the wrong way through the coil, and will cause the compressor to overheat and fail prematurely. This is usually caused by a failing run capacitor, an incorrect replacement motor installation, or improper wiring. Recommendation: Have a licensed HVAC technician diagnose the fan motor/capacitor and correct the rotation immediately to prevent compressor damage. Airflow & Ductwork Airflow Imbalance: There is a noticeable imbalance in airflow between the bedrooms, leading to uneven cooling and hot spots. This allows cooking exhaust into unconditioned space and creates an active roof leak hazard. Recommendation: Have a licensed contractor properly connect the exhaust duct and have a roofing professional correctly flash, terminate, and seal the vent cap on the roof to ensure it is completely watertight.

Ragan’s Heating & Air--we highly recommend John Ragan. He replaced our old HVAC gas pack (AC & heating) with a new HVAC gas pack. John inspected the old unit and duct work. His inspection before he provided an estimate found problems with the flexible ductwork. John said he would be able to amend the placement of the flexible ducts (they were crimped) so that the airflow would be ‘significantly increased.’ He also recommended that we remove our evaporative cooler, even though for 4 months out of the year, we enjoy the cool humidity. John explained how vap coolers rob airflow from HVAC units and the coolers pump allergenic spores into household air. After he did the inspection, John went back to his office to produce a comprehensive report with a software product that provides data based on what he input: exterior wall material, windows, square footage and expected load ranges with heating and cooling loads. Pretty cool info. When we discussed the options for what unit we would be interested in, John suggested and provided the information in a comprehensive proposal that listed all items and actions he would take, including the steps taken to improve the ductwork flow, any fabrication necessary, removal of the old units (HVAC and vap cooler) and delivery and installation of the new unit. Ragan also guarantees his work for two years and completed the manufacturer’s warranty for a ten-year period. John is knowledgeable and readily answers questions and provides information to the customer. He provides a link to photos of the project so you can see what it looked like before, during and after installation. Perhaps the biggest thing that would be easy to overlook: John is personable, with an easy going ‘git ‘er done’ attitude. He and his crew were efficient and competent. We can’t say enough good things about his work and how he works. Informative. Competent. Efficient. He gets a 10 out of 10 for us.
